Brookswood-Fernridge Environmental and Engineering Services Plan
The Township of Langley has released the long-anticipated Environmental and Engineering Services Plan (ESP) for Brookswood-Fernridge area. This document outlines how infrastructure and environmental systems will support growth in the area. The ESP covers everything from road upgrades to stormwater management, and sets the groundwork for how future development can move forward in a coordinated way.
In 2017, the Township of Langley initially adopted the Brookwood-Fernridge Community Plan which was subsequently revised in 2024. The Brookswood-Fernridge area comprises of sub-areas including Booth, Rinn, Fernridge and Glenwood, and sets out the land use vision within these areas, such as residential development, mixed-use centres, and identified areas for parks, conservation areas, trails, and schools. The neighbourhood areas are currently mostly rural and semi-rural lots and will require servicing upgrades to achieve the land uses envisioned in the Brookswood-Fernridge Community Plan. The ESP provides the servicing expectations for the Booth, Rinn, and Fernridge Neighbourhood Plan areas.
Here are a few highlights from the ESP:
Servicing and Infrastructure: The Plan identifies how water, sewer, stormwater, and road systems will expand to support new development. It maps out servicing catchments, identifies necessary upgrades, and sets expectations for how properties can connect over time.
Environmental Considerations: The area includes a range of environmentally sensitive features including streams, wetlands, and forested areas. The ESP integrates environmental protection into stormwater management expectations, including the use of green infrastructure and setbacks from key features.
Transportation Planning: The ESP includes a road network strategy, intersection upgrades, and plans for active transportation routes. These upgrades aim to improve circulation for vehicles, cyclists, and pedestrians as the area grows.
Phasing and Cost Sharing: Not all areas will be serviced right away. The Plan supports phased development, and some infrastructure costs may be shared among landowners or addressed through future cost recovery tools.
