Lanstone Homes Project Update
Bill 44: Public Hearing Exemption
Further to the new Provincial legislation, Municipalities across BC are well underway in revising their policies to reflect the new bills. Bill 44 requires properties zoned as single family to be considered for higher density housing options, and removes the requirement for public hearing if proposals align with the Municipality’s Official Community Plan (“OCP”).
Pacific Land Group (“PLG”) has had the privilege of working with Lanstone Homes on their project located at 19752 80th Avenue in Langley (the “Subject Property”). This is the first project PLG has worked on in relation to the latest Provincial legislation. The Subject Property is 4.54 acres located within the Willoughby Community in the Latimer Neighbourhood. The Subject Property is adjacent to a recently developed townhouse complex, as well as several active development applications in the area. The project is consistent with the recent revisions to the Latimer Neighbourhood plan which permits townhouse bonusing up to 30 units per acre (“UPA”). The project aligns with the Township’s OCP, and was therefore exempt from public hearing as a result of Bill 44. The project consists of 55 townhouse units across 3.5 acres, including a park and greenway. The proposal achieved first, second and third Council reading on April 15, 2024, and we are actively working through the conditions set forth by the Township to achieve final reading.
