The Subject Property is situated at the southern end of the City of Surrey.

Pacific Land Group was the lead consultant responsible for establishing the developable potential of a 30-acre property consolidation within a very challenging, environmentally constrained site area.

The development application includes an amendment to the Official Community Plan (OCP), an amendment to the Highway 99 Corridor Local Area Plan, an amendment to the Zoning By-law, a subdivision, an Agricultural Development Permit, a Hazard Lands Development Permit, a Sensitive Ecosystem Development Permit, a Form and Character Development Permit, and a Development Variance Permit.

The development application includes 391 multiple family townhouse units, a K-7 private school, an expansion to the Fergus Watershed Biodiversity Preserve, and a new local park.

To accommodate the OCP amendment, significant community benefits from the project are proposed. The community benefits include dedication of land to create the new local park and park improvements, dedication of land to create an expansion to Fergus Watershed Biodiversity Preserve and habitat improvements, and the development of a new private school for local residents.

An extensive public consultation process was undertaken to provide members of the local community with an opportunity to review the development application. On three separate occasions, a public information meeting was held with different members of the local community to gain their input on the project.
